Q: We got told that a bigger company can sell my house for a higher price because they have a bigger 'database'.
A: No, because all registered agencies are working together anyway. Usually buyers are looking for properties and not Real Estate companies. Also 'bigger companies' suffer an 'inner competition loss'. That means that as bigger the company becomes as more the agents (they are sub-contractors !) have to work on their own as other agents within the company try to 'snatch' their listing. In smaller companies the agents work more likely together and 'score' more 'sales'per agent which is a huge and underestimated advantage for Vendors.
Q: What is the difference between 'commission-free' and 'fee' ?
A: Well, the word 'commission' has been often miss-used in recent years. It actually means that you pay on 'work done' and not like a fee, where you have to pay, no matter what the outcome is. So 'commission' in the real estate industry is a good thing. That is how professional real estate companies operate since decades throughout the world. You pay your agent, when he/she has done his/her job.
Q: When I calculate my payable commission, why is it so expensive?
A: Well, the shortest answer would be, IT'S NOT. You have to see it in relationship with what YOU are earning by selling your property! There is much more than just popping up a sign and putting some ads into papers and web sites.
